CHAPEL GREEN HISTORY
In 1974, the principals of the predecessors in interest to RealProp Investors, LLC (the developers of Chapel Green) purchased a tract of land locally known
as the Hazzard Farm as a land banking investment. In 1989, the principals reviewed their land inventory in the context of the impending slowdown in the
commercial real estate market to see if development of the subdivision was rational.
The primary hurdle to development was the establishment of, what was then, the second largest community sewer system in Sussex County. That design, approved
by all pertinent governmental agencies, was fully implemented prior to the time the developers turned over responsibility therefore to the Homeowners'
Association in mid-2004. The system consists of ten active drainfields with appurtenant mechanical and electrical infrastructure components along with
sufficient land area upon which ten replacement drainfields can be constructed.
After two years of performing studies and ultimately obtaining all of the necessary permits, land development work commenced in the summer of 1991. During
this same period, the principals recognized the need for a name that reflected the tranquil nature of the location. Since nearby is located the Conley
Methodist Church, an area landmark with a long community history, the word "Chapel" sprang forth. The word "Green" was then chosen as it embodied the
concept of the natural look and feel of the area in which the subdivision is located.
The first two houses in Chapel Green (at 106 Ancient Oak Court and 24 Ancient Oak Drive) were constructed in the spring of 1992. During the 1990's, lot
sales were sluggish on account of general malaise in the entire real estate market. The developers, however, pressed forward as they felt Chapel Green was
something special they had created. In mid 1996, Chapel Homes was invited to construct a model home and one speculative house. By the end of 1997, they
had sold and settled their first eight homes and ultimately sold more than seventy others. In the latter part of 2000, Ryan Homes acquired an option to
purchase lots within the subdivision in the vicinity of Aintree Drive, Amberwood Way and Applewood Lane. In 2002, the final section - the Estates - was
opened for construction activities. Today, Chapel Green has a total of 209 lots upon which over 200 homes have been constructed.
